Menlo Park City Council is considering extending the time frame of a housing program for home owners. Since 2014 Menlo Park has allowed for secondary dwelling units to be built on qualified single family properties. These “Granny Units” as they are commonly called, offer up an innovative way to provide housing for the growing population in Menlo Park. The program is due to expire soon, but there has been just enough interest according the City Council, to consider extending the program for up to three more years. If the secondary dwelling unit housing program is continued, qualified homeowners will be able to take advantage of this building option.
So which home owners can qualify for this program? There are minimums and maximums to be followed for the property and the new dwelling. This includes a minimum property size of 6,000 square feet or more. The secondary unit must have the minimum size yard as established for the single family zoning district where the new dwelling will be built, can not exceed 640 square feet, unless the new unit is to be developed for disabled access, which allows for the building to be up to 700 square feet maximum. These granny units can only be a studio or one-bedroom residence, with one bathroom, and they can be no more than 17 feet high. There must be one parking space made available as well.
As a Menlo Park property owner, if you decide to build a granny unit, you must occupy one of the two dwellings, unless you apply for a non-tenancy term, which includes fees and a limited time frame. These units also come with price tag with fees and permits costing up to $20,000, but the investment can be one that pays off big too. With more multigenerational homes, having a granny unit gives a family more living options. With the ability to rent one dwelling out, the financial impact could be significant.
